The saga of the LCD

A month ago my partner sent me a text to say that our client cannot provide an LCD for the teambuilding of the next day. I was short of cursing, what I did was proactive. Of course I had no choice. The LCD was needed for all the presentation-heavy activities. I sent text to an entrepreneur friend and in no time, I had confirmation of delivery to the site the next day. Effortless. Not much of a hassle (the only hassle was that I loaded my phone to text her about the reservation).
Teambuilding happened, and the LCD owner texted she'd pick it up on Tuesday, at the latest. Three Tuesdays passed and the machine was still left untouched, plus the payment in an envelope was lying on the counter nearest the door. 
I grew worried the cash envelope would be missing and so I picked it up and pocketed it for safekeeping.
The fourth Saturday of the machine's domicile, the owner texted to say she's picking it up the next day......hmmm..and I forgot where I placed the payment. I produced another amount and prepared all for pick up the next day. Morning came and I was surprised that it wasn't even 9:00am yet that the owner came and got all. She must have been in a hurry since she didn't see me. It was a mistake. My housemate called to say she wanted to help and picked up the machine for delivery somewhere else. But no one told her to please do that. Besides, the label clearly said it was for the owner. I texted the owner about the mix up and that it could be ready in the pm but it was too late. She was on her way from QC to pick it up. She called my phone and I could hear her breaking voice - out of helplessness and annoyance since she was halfway already. So I promised to get it from where my housemate was, good thing the owner could run an errand and her precious time would not be wasted in waiting.
The LCD was returned at last...but where did I leave the envelope of the original payment...now I remember..I got the content, placed it inside my wallet. Senior moments, really.

Can STILL smile without you

Over breakfast this morning of mushroom omelette and steamed rice, a part of me is not with me anymore. It chipped off when I bit into a rice stone. At first I thought it was a white rice stone when I spewed out two stony things: one stone colored and the other white colored. When I felt what was originally smooth was now jagged, I saw the truth. It was a part of my pearly white. But damage is not that disastrous. I can still smile without it.

Now let me see. Should I keep it as a relic for posterity. :)

Frustrated preschool/daycare/tutorial center operator

Last quarter of 2008 brought promise to my dream of opening a preschool that will eventually become a powerhouse grade school. I had an investor that I prepared the proposal for. The 400 surveys printed and distributed for a price yielded zero reply, only that of a tutor who expressed intention of joining as one. The best news received amidst the setback was the developer of a subdivision okayed the idea of a homeowner with the intention of putting up that educational venture. The other developer turned the idea down.

Fastforward a little more than half a year. The investor ruled out buying the building. Let us test the waters first, he said, by leasing a house for a year. And so a month ago I asked whether there was a house for rent, the agent said yes there was. So this was a better deal than having to purchase the building. Asked whether converting it to an educational center was still ok, she said yes. After three weeks she said no more. The go signal last year was a come one for an early buyer, but since there were lots of homeowners already, the developer said to look for commercial space instead.....wrong timing....just when I was red hot to tell the investor we still have the available residential house for rent. This is so frustrating.

A follow up on Real Estate Selling!

If you've been reading this blogspot, particular the post on Dabbling in Real Estate, I have a follow up post which is precisely this one.

WOW! I'm qualified to sell DMCI Homes!! Tomorrow (like a few hours from now, less than 12 hours) we go on visiting the sites where our projects are. Even before I see in actuality the house and lots, condominiums (hi-rise, mid-rise), lots, and the area they are in, I have been sounding off to my friends about investing in real property which they themselves can live in. There'll be another blog to advertise my properties (ehrm, DMCI's..). Thanks be to God I am accredited as a seller. 

From the mouth of babes



Last Sunday I attended Mass in Nuestra Senora de Guadalupe. I stayed on to enjoy the vast playground like church area. There were kids who actually used it as playground, running actively in a chase contest. Looking at them full of life energized me. Like what may happen in games, there were protestings that this thing wasn't fair, that thing wasn't fair. I stopped in my tracks to hear from a squeaky voice a PI. It repeated not once but at least five times. Who did the utterance come from? From one of the girls playing. Out of the mouth of babes you would surmise what kind of a family or neighborhood they are growing up in.

Chinese style of disposing product

One of the Chinese tactics to sell products is selling at a low margin. Their strategy is to sell in bulk so that with a low margin, they're still getting profits. Another is to sell at a low price just so to dispose of the product. And that is my strategy in response to my earlier post http://adventure2day.blogspot.com/2009/07/you-really-pay-for-what-you-pay-for.html. The borrower agreed to sell the bought item. But my buyer is willing to pay an amount short of that price. As for me, just so I can have some of the amount paid for, I okayed that. At least the burden is not that heavy anymore.

Landgrabbers big and small

On my way to UP, I got me a jeep last Monday from Trinoma. I was going to have life coaching sessions to my DOST mentees at Kalayaan Residence Hall. It was a striking day (jeeps were protesting about the gas prices not having gone down despite the oil price drop in the international market - they were on strike). I got me a jeep after thirty minutes and  so I was late for the session. I observed the new face of the other side of Agham Road opposite my beloved high school. What used to be a grassy empty space is now filled with mini housing. (If you'd think they were there ever since time immemorial, I have to admit my high school days happened a long long time ago).

There were pedicabs waiting for passengers, there were sari-sari stores that sold products tingi-tingi, there were bystanders, nearly nude kids playing, women washing clothes complete with big tansans called batya (???), and so many more. It was a microcosm of society.

A stark difference from the sprawling grounds inside and outside SM North City, The Block, and Trinoma from where I got the ride. These malls are sitting on land owned by the government. Hmm, not so sure now if they bought from the QC government or the Philippine government or from private individuals. Bought with or leased with hard earned money. What about the other side of Agham Road populated by people. They also are sitting on government owned property, assumingly without lease. These are the squatters. The new land grabbers, though puny in size. Why is it that they are allowed to sit on property they don't own? Can't the QC government uphold the law which applies to all - big or small. Or maybe the small people have big shot protectors who look after them to ensure that they get elected to office once again.

Let's go to Makati or Ortigas. The Central Business Districts are once or are still owned by families having Spanish-sounding surnames. The Philippines' original inhabitants are not Europeans but Asians. Now how come land are owned mainly by them and not by the descendants of the Asian descent. How about the advantage of titling land.

The Yoyo Ma

I'm happy!! No..not...then I'm happy again! Then not anymore. These days have been like a mini roller coaster ride because the person I'm wooing to be part of my next initiative is not decided yet. When called by a prospective employer she then changed her mind and deferred her decision to join me. Then after four days she decided to join me, and then after another four days indecisive again.

Good thing I read a book about acceptance and respecting others for their options and what not. I could be in the act of strangling without the help of those better than self-help books. If you have a chance, go get I Choose to be Free by Jack Philip. Available at National Book Stores.

You really pay for what you pay for

I'm on my way to being debt-free! Yihee! Don't get me wrong, it's not my habit to buy now, pay later. Take a look at my previous post http://adventure2day.blogspot.com/search?q=mr.+nice+gal to know what my heart was skipping beats for then. I paid for someone else's gadget and I'm paying the price for her not paying the price.
The heart's beating now for a different reason. Finally today she responded to my texts for her to puhleaase call me. I told her what was on my mind. She needs to sell it so that I can be paid asap at least partially and she has to cover the balance. Agreed. I hope she brings it in for my buyer so that cash exchange can happen asap. I'll not add the "PEE" in "YIP" until the transaction's a done deal. Keeping my fingers crossed. So for now I shout a Y I P _ _ _.

Close encounter with the King of Pop!

Manila Hotel's former PR officer Gwen Cariño writes about her close encounter with hotel guest Michael Jackson in December 1996. 


When I was a PR officer at Manila Hotel, I was assigned to head the annual Orphan's Christmas Party where 300 children from different orphanages around Metro Manila were treated to a day of fun and surprises. It was one of the biggest projects on my plate and it was such a challenge to focus on work the day before the big event, knowing Michael Jackson was billeted in the hotel.

Two nights before, I had been fortunate to be part of his welcome line at the hotel lobby together with the rest of the PR and sales staff but was content enough to see him walk by. 

The day before, a guy claiming to be Michael Jackson's aide from Mamarao Productions came to the office. I couldn't recall his name but he looked for the "person in charge" and said his boss had read the announcement about the event in the Dear Guest flyers we had circulated to all the rooms a week before. Michael wanted to know how he could help. His aide went up to the Penthouse and down to the PR office several times after we gave our suggestions.

Michael offered to fill up the 300 loot bags with goodies and toys, candies and chocolates. But after getting close to 50 sponsors, it was actually a problem for us to dispose of everything. 

So I thought hard…how can the King of Pop meaningfully join the affair? I couldn't possibly have him be with the kids in the palayok game or the pabitin as he might end up being mobbed! And since the annual event was really all about giving, I mustered all my courage and told the Mamarao guy that the best thing I could think of was for Michael to literally be present to help distribute the loot bags, sign autographs and pose with the children for photos. "Wow, that may not be easy. You're talking about handing goodie bags to 300 children and I can just imagine the chaos. We'll see, Ms. Jacinto. I'll get back to you," he said.

Lunch break came and it was the most hurried one I ever took in my entire life. It wasn't until after 5 p.m. that Michael's aide came back and said, "Michael is more than happy to do whatever you suggest. How do we go about it tomorrow?"
I wanted to scream. I had to calm myself and regain composure as the Lizzie Maguire in me said, "Get real, get back into focus."

We agreed that Michael would join after the games, musical program and snacks, and at the last part to give out the loot bags. My colleague Annette Africano and boss Dulce Agnir requested for additional security around the garden and the stage area as this was where we decided to distribute the gifts. We made sure the children would form an orderly line.

Then the moment arrived. It was at the Champagne Gardens on Dec. 7, 1996. I was surprised to see him walking towards us, guided by his aide. Michael came up to me as I had to brief him. 

"Hi, how are you? Thanks so much for letting me in, I know I'm early 'coz I didn't want to miss the program." I said, "Are you kidding? Thanks so much for volunteering! Here's what Michael, why don't you just sit here and watch the musical numbers before we get into the gift giving. I will have to tweak the program a bit." He replied, "Sure, anything you say… (pausing to look at my name tag) Gwen!" I was stunned at how incredibly sweet and modest he was. And in my mind it was, "Oh my God, this is really happening!"

Amazing how he patiently sat through the whole program. Carol Banawa, then an Ang TV mainstay couldn't believe MJ was watching her perform. She had her red blouse signed by him right after her number. Then followed Stefano Mori's dance number. Later, his back up singers and dancers came up on stage followed by select kids from different orphanages who danced to the beat of Billie Jean. Oh, the smile on Michael's face was just amazing.

Then we announced that Michael will be distributing gifts onstage. I explained to him that there's a loot bag for the younger kids and another for the older ones and he nodded. The thrill and excitement he gave those children was incredibly touching. It was in between the gift bag distribution that I caught a glimpse of MJ, not as a performer but as a person. 

It was one in the afternoon. Santa Claus (David Endriga, a friend of fellow PR officer Francis Capistrano) was with us. The heat was scourging and I was worried that Michael felt so hot with his black long-sleeved signature attire and hat.

"Are you alright Michael? We can let you take a break," I asked.
He said, "I'm cool Gwen. Just imagine how Santa feels inside his velvet suit and beard. We'll be fine."
I never heard him complain or say a word about how hot it was or how long the line was. He had the most beautiful manners. He didn't even ask for a drink or a towel to wipe his sweat but one of our banquet staff made sure he got a glass of fresh orange juice.

An hour passed and we were halfway through gift-giving when we noticed that the garden was getting filled up. Suddenly, there were people from media, politicians, officials and hotel guests including those in a wedding reception at the nearby Champagne Room who deserted the newly-weds just to get a glimpse of the King of Pop.
"Oh oh, this isn't supposed to be, I'm so sorry," I said. It's all right, we'll get through it," Michael said smiling.
As we finished giving out the last loot bag to an 11-year-old orphan, a new line of more kids and adults formed. Michael's bodyguard, Wayne, said. "We can leave now."

Michael replied calmly, "We can't leave when there are still people in line. It's Christmas, dude."
I felt my heart beat faster and the hair on my arms and the back of my neck stood up. He wasn't just the most electrifying performer, but the most generous person.

One of the most memorable moments was when a lady came up to him for an autograph. Laughing and holding his tummy, he said "Hey Gwen, you've gotta check this out. He whispered, "It's a blank check. The lady is making me sign on a blank check."

We laughed hard and little did we know that it wasn't even half of the comedy. He later showed me and Wayne other stuff people would use or pick up on the ground when they couldn't find paper for him to sign on. One lady made him sign at the back of her elegant, designer Filipiniana gown. One teenager came up to him holding a dead leaf and another one, a popped balloon. Imagine how our laughter ballooned as well.

It was an amazing, genuine experience. At one point he asked if I was going to catch his History concert and I said "tomorrow night."
"Oh, you'll have a blast!" Michael told me.

At this point he became concerned about the stage as adults outnumbered the kids. His face had nervousness written all over it but he still didn't complain. He tapped the wooden floor with his foot several times making sure it was sturdy enough not to fall apart. "I've experienced the stage collapse and I just want to make sure we're all safe here," he explained. 

Half of me wanted the line to finish because we were literally melting and worried about our safety, but half of me didn't, knowing that once the line ended, Michael will leave.

At some point it did end. I managed to get an autograph for my sisters and me before our general manager, Clem Pablo, requested him to sing Give Love on Christmas Day.
Cesar Sarino, one of the hotel's officials, addressed his thank you note to the King of Pop. Then I saw his guards and aides whisking Michael off stage.
I said in my mind, "Oh man, I didn't even have the chance to say goodbye."
Suddenly, I saw Michael return on stage and say, "Thanks so much to you and your team, Gwen. This really means a lot."
Then he held me beside him and said, "I'll see you at the concert."

As Michael Jackson is laid to rest and returned to pristine condition in the afterlife, these two incredible acts of the King of Pop — volunteering for charity and unselfishly spending time with the less fortunate, will forever be the way I will remember this man.

Today I already have 600 plus friends in Facebook. Friend "collecting" in Facebook is one of my hobbies. It's so nice to re connect with people you have dealt with, been with in school, worked with, played sports with, etc etc. I think it's much better than Friendster and Multiply which cater to a younger generation. My nieces whose ages range from 7 to 13 are hooked. I don't know about my sister and brother knowing the age minimum to register in those social websites but I am happy to see them posting away online!
One advantage of FB is you can talk to your niece who's faraway in another place. The distance between the two of you is shortened, and you only need be online to connect with her. By the way, she's also my godchild and those years which we were not connecting will be over now. Thanks to FB, my BFF.

Saluting the OFWs and OCWs

There is no memorial day (memorials need not salute dead people, right) for our unsung heroes, the OFWs and OCWs. Who are these people? Like any other who wold want to give a more prosperous life for their loved ones. They are the ones who sacrifice going to other countries for years on end without the benefit of being by the side of their family. (Hey am I getting emo or what). And why is that? Because really, grass is greener (earning-wise) outside our wow country.

I salute with a silent gun salute all the mothers and the fathers, the sisters, the brothers, who have sailed or flown to strange countries to make life more livable for the ones they have left behind. For every dollar remitted, it is not only your family that benefits but also the whole country....eeh..I mean..that should be the case...

Second half of favor

Yesterday I had the interview for a training project. I was asked whether I could handle .NET instead of Cobol. I just realized earlier this year I applied in companies which offer that course. And that I planned to sit in a course just to see how it's conducted. So now it's gonna be me! I signed the contract yesterday.

OCW / OFW remittances go to others' pockets?

A month ago I received a spammy email. It was a forward that supposedly originated from an official of the World Bank. It said there that the government was robbing us of millions by making the exchange rate of peso to dollar lower than actual, 45ish to 1 as opposed to like 56 to 1. And the misrepresentation is done to siphon off the extra money to pockets of the powers that be. We know that there are so many overseas contract workers or overseas foreign workers who remit millions of pesos per month to this country. With that money, more improvements could be done to the country, specially in the basic education sector.

The difference between 3% and 1% is...

It seems like I should be using Twitter instead of Blogger. Because less than an hour when I posted the last blog, here comes another update - another broker from another real property company promised a referral fee of 3%. The difference may be just 2% but it will matter with the size of the amount. Say the property is for 1 million, commission A will be 100,000. Commission B will be 300,000. Yep, difference is 2% or 200,000! A little goes a loong, loong way. Hah. Who says we shouldn't be sweating the small stuff..at least in this way, no.

Let's just hope I won't be tied to sell just their product line.

6 degrees of .. temperature?

My cousin has long invited me to join six degrees of separation in FB. I didn't know what that was way back then. When finally I got curious to ask, it just meant that it's a small world and that someone you know is related to somebody you know. Like eventually we're all from Adam & Eve. I felt this small worldish phenomenon yesterday on human relations or human connections. If you read my blog two blogs ago, just an update to that: the broker I could be working for was in the same university and same college I were in!!! And boy, am I getting hot to that big commish, like my temp went up by six degrees!

It's gettin' hot in here ... but it won't necessarily mean I will take off all my clothes... hehe

The second half of the favor

Favor...not a party favor, but an answered prayer! I was asking the help of Opus Dei founder (sola scriptura people: please respect this action, 'k?) St. Josemaria Escriva for more projects for this cash strapped freelancin' person (moi). Last Friday I received an email alert that said Winsource company seeks a Cobol instructor. That's what I am, mainframe is the name of my game. So immediately I sent my email and called up the office. The girl on the other end said for me to wait for her call in case she sees my resume answers their need. In less than two hours I got a call from her! Half of the favor was granted all under two hours. Tomorrow, Monday, will be my interview, and in case the hiring manager likes me, it will also be the day of contract signing.

I need to follow up St. Josemaria for the second half of the favor. If given, then I parteeh!

Dabbling in real estate

So in the US because of the sub prime leasing fiasco, the real estate biz has gone low. In the Philippines, it is not happening because the ordinary way of leasing / loaning / selling real property is practiced. I wanted to be a licensed real estate broker like a month ago. I was already looking into which review sessions I will be attending. I zeroed to one already which boasted of producing top examinees for the past two or three licensure dates.
But last week my resolution not to be one was in action! Instead of a broker, I decided to be an accredited real agent of real estate companies. I sulited (when you surf google, you google. so when you "sulit", you surf the sulit website). And I got one lead! This broker is asking me to attend a two day seminar by a company and is giving me 3% commission.
Bleah, I got another one and this broker is giving me 4%. Plus the choice to earn a lower commission of 1% just to give successful referrals. Yes, you guess right, I'll go for this biggier commish. Now let me just send my resume.

I love myPhoneClone

Due to business (monkey and otherwise), I chose to buy me a dual sim phone. My sister likes her Samsung <whatevermodelitwas> which she and her hubby bought at at least 10,000 pesos. Like all models, the cost went down by about 30% after it was introduced into the Philippine market. As for me, I am also 95% happy with myPhone...no, make that myPhoneClone!
Last week I went to a cheapo cellpho' place. Not in Greenhills, definitely not in Shangrila, but just across it. Yes, the old Manuela's owned by Senator Manny Villar. I scouted one afternoon for like one and a half hour. Then coming back home I surfed for precisely those phones I narrowed down in my want list. Those were the Jokia (yes, Nokia-not, but just a joke Noke) 5630, and the other model I remember not. I resolved to buy the cheapy 5630 at 2k on the next day.
The next day came and I went back to the same stalls to see if they still remembered me - probably not. It occurred to me there were more stalls on the next half level (like a mezzanine within the same floor? yup, just go up four steps and you're there). I spotted a slim greyshady Nokia - the 6700 clone!! WOW, AMAZING! Like it was the real thing. Instead of a 5630, I went home ELATED with a 6700!!! And it costs 1/7 of the retail price in Europe! It was really a "steal" (at least for me, maybe also for the seller because they might have gotten it at 1/8 the price of the real one). It's one of the latest editions of the Noke. Just released in the second quarter of the year.
The only thing I don't like about it is that with its slimness and narrowness, my many texting might end me up with carpal tunnel syndrome. That's just a possibilty.

Remove those VIRII!!

I wasn't thorough enough in my new laptop installation. After all the rants about Chrome and Firefox being like oil and water, the slowness of the laptop is due to none other than worms!!!! Thank goodness for Avast.
